Selling Before Buying Another Home?
Need to sell your current home before purchasing another? It doesn't matter if your moving up or down in the real estate market, it can be very intimidating if you don't have a clear understanding of the process. A good first step is to spend some time with your Realtor looking at potential replacement properties to get a feel for the current state of the real estate market. Once you are confident that you will be able to find a property meeting your needs in your desired price range and area it is time to list you current home for sale. View my Detailed Marketing Plan to see how I market Santa Cruz County Real Estate. The home will be offered for sale "Contingent Upon Seller Locating Suitable Replacement Property". This contingency means that if you do not locate a replacement property that you are happy with you will not have to sell.
Once you find a suitable replacement property you can make a written purchase offer. Your purchase offer will also be contingency offer. In addition to the normal escrow contingencies it will be "Contingent Upon The Sale of Buyers Current Property".
