A good first step is to spend some time with your Realtor looking at potential replacement properties to get a feel for the current state of the real estate market. Once you are confident that you will be able to find a property meeting your needs in your desired price range and area it is time to list you current home for sale. This contingency means that if you do not locate a replacement property that you are happy with you will not have to sell.

Once you find a suitable replacement property you can make a written purchase offer. Your purchase offer will also be contingency offer. In addition to the normal escrow contingencies it will be "Contingent Upon The Sale of Buyers Current Property".
