Coldwell Banker Sign
I place a Coldwell Banker "for sale" sign on your property with your approval. The internationally known Coldwell Banker sign advertises your home 24 hours a day 7 days a week. If necessary, I will place multiple signs to guide buyers to your home with directional arrows. Included with the sign will be:
Multiple Listing Service
I will place your property in the Santa Cruz County Multiple Listing Service (MLS)
Virtually all buyers work with realtors to find their new homes
The MLS is the computer database used by all Realtors in 5 counties including Santa Cruz, Santa Clara, Monterey, San Benito and San Mateo counties
The MLS is used by over 11,000 Realtors
Agents go to the MLS every day to find homes to show buyers
I will add your home to the MLS with multiple photos of the exterior, interior and yard, etc.
Electronic Key Box
With your approval, I will place an electronic key box on the property. Easy access to the home is critical. Realtors are far more likely to show homes that are easy to see. Use of a key box will:
Increase the number of showings
Lead to a quicker sale at the highest possible price
The electronic key box will track the number of showings
Allow buyers to see your home when they are excited and ready to buy

I will coordinate a program directed at marketing your property. This will include:
Deliver "Just Listed" flyers with photos and a description of your home to all Santa Cruz county real estate offices

Listing in Homes Magazine (color magazine published monthly)
Listing in Coastal Homes Magazine (color magazine published monthly)
Advertise the property in Santa Cruz Sentinel

Open House Schedule
I will promote your home to my fellow agents at our weekly office meetings and coordinate an open house schedule to further expose your home to perspective purchasers.
I will tour your home with the 25+ agents in my office during the first week so they will be knowledgable about the property
I will host a "Brokers Open House" within the first week to introduce your home to my colleagues within the real estate community. I will be present to answer questions and distribute brochures
I will hold Sunday "Open House" and promote your home to all potential buyers
Additional Services
The following are just some of the additional services I offer to get your home sold as quickly as possible at the highest possible sales price:

I will prepare a folder to leave at the property. Potential buyers will be able to review a parcel map, property profile, seller disclosures and any available property inspections
If necessary, I will make suggestions for minor improvements that will bring major improvements in your net return from the sale
I will put you in touch with the appropriate tradesmen if you choose to have work done prior to marketing the home
I will be available to show the home and follow up with other agents that have shown your home for their response and report to you with their feedback
I represent you. I negotiate, on your behalf, all offers presented on your property, and help in negotiating the best possible price and terms for you.
I will help you complete all paperwork related to the sale, and ensure that it is done correctly to avoid any potential legal troubles after the sale
I will follow up and keep you informed, after the contract has been accepted, on all mortgage, title and other closing procedures
I will meet with all inspectors, appraisers etc. during the escrow period
I will communicate the results of my activities to you at least once a week, and be available any time via cellular phone
